Victoria Island (VI) is Lagos's central business district. The island hosts the headquarters of nearly every major Nigerian bank, the Lagos offices of every international oil and gas firm, and the largest concentration of premium hotels, restaurants, and event spaces in the country. The result: an unusually dense rental market split roughly 50/50 between residential and commercial use.
Residential supply is dominated by mid- and high-rise apartment buildings — a structural difference from Ikoyi and inland Lekki. This creates more inventory turnover and slightly higher yields (5-7%) than the strictly low-rise premium neighborhoods. Demand is concentrated among bankers, consultants, and oil-and-gas professionals who value walking-distance access to their offices.
Commercial rents per square meter are the highest on the island, but the residential market faces sustained pressure from the Lekki corridor's expansion.
